Roof Replacement Backed by a Written Estimate and a Real Warranty
When a repair isn't enough, we handle the full tear-off, deck inspection, and replacement — pitched or flat — with a plan for permits and staging on the Mission's narrow lots.
What's Included in a Full Replacement
- Complete tear-off — old roofing removed and disposed of, never layered over.
- Deck inspection and repair — any soft or water-damaged plywood is replaced before new material goes down.
- Material matched to the section — architectural shingle or standing-seam metal for pitched sections; TPO or modified bitumen for flat sections.
- Permit and inspection handling — filed and scheduled with the City and County of San Francisco.
- Cleanup and haul-away — included, not billed as an add-on.
Why Homeowners Choose Replacement
- The roof is past its expected material lifespan and repairs keep recurring.
- A flat section has chronic ponding or membrane failure a patch won't fix long-term.
- Selling or refinancing and a clean roof inspection report is needed.
- Upgrading material — moving to standing-seam metal for longevity, or a cool-roof-rated flat membrane for energy savings.

How do I know if I need a full roof replacement?
Repeated leaks in different spots, a roof past its expected material lifespan, or a flat section with chronic membrane failure are the usual signs. We'll give you an honest repair-vs-replace recommendation during the free inspection — not an upsell.
How long does a roof replacement take?
Most single-family homes take one to three days depending on size, pitch, material, and access. Buildings with a TIC or multi-unit ownership structure sometimes need extra lead time to coordinate scheduling among owners, which we'll help plan around.
Will you handle the permit?
Yes. The City and County of San Francisco requires a permit for roof replacement work, and we handle that as part of the project rather than treating it as an optional add-on.
What's the difference in cost between a pitched and flat roof replacement?
They're priced on separate tracks. Pitched sections are typically priced by material and roof complexity (asphalt shingle, architectural shingle, or standing-seam metal); flat sections are priced by membrane type (TPO or modified bitumen) and square footage. If your building has both, we price both separately in one written estimate.
