Mission District (94110)
Our home base on Mission Street. San Francisco's sunniest, warmest neighborhood thanks to the Twin Peaks rain shadow — a dense mix of Victorian and Edwardian flats (many owned as TICs), small walk-up apartment buildings, live-work lofts, and newer construction along the Mission and 16th Street corridors.
Bernal Heights
Hilly, sun-exposed streets just south of the Mission with a mix of small single-family homes and cottages — many with original roofing that's due for an honest look after years of direct sun.
Noe Valley
One of the city's other consistently sunny microclimates, with a strong concentration of well-kept Victorians and Edwardians where matching original roof lines matters.
Potrero Hill
A mix of single-family homes and light-industrial/live-work buildings on a hill exposed to both sun and wind off the bay — flat and low-slope roofing is common on the neighborhood's converted warehouse and loft buildings.
The Castro
